Motor Vault – Lake Keowee, SC | Garage Suite Ownership
Lake Keowee
Your private base for lake life.
An early look.

Early conceptual rendering – final design, elevations, and finishes will evolve.

Be first in line.
The priority list is how suites get assigned. Members receive floor plans and layouts, pricing and the release timeline, and first choice of suite and position before anything is released publicly. Because there are only 50 suites, the ability to combine two into a double or a pull-through depends on what is still open when you reserve.

Site plan notes and disclaimers
Site plan and unit mix are subject to change. This is an availability map for priority list planning, not a to-scale or survey-grade drawing. Building layout, suite sizes, unit count, and numbering are preliminary and will change as design and permitting progress. Layout per the engineer site plan (Land Planning Associates, job 26157): Bldg A 19,500 SF · Bldg B 27,000 SF · Bldg C 15,800 SF · Bldg D 6,000 SF, 68,300 SF of suite space across 50 suites. The wash bay, clubhouse and patio are common amenities and are not sold as suites. Parking stall layout and count are illustrative and subject to code review by Pickens County. Site access is shown per the site plan: a gated entry off Walhalla Hwy (SC 183) and a gated entry off Old Keowee Church Rd between Buildings C and D. Boundary per Stephen R. Edwards & Assoc. survey, job 20-354. Unit numbering provisional. Illustrative only.

Fifty suites.
Shaped before they are built.
Lakeside @ Lake Keowee is planned as 50 deeded garage suites across four buildings. That is the whole community. There is no phase two on this parcel, so the mix that gets reserved early is the mix that gets built.
Reserving before construction is the only window in which your suite configuration can still change. Once walls go up, a suite is the size it is. Reservation holders work with us on layout while the buildings are still on paper. Every option below is available at the same stage, and none is a premium tier. Which one you can take depends only on what is still open.
Early reservation options
25′ × 50′
30′ × 50′
1,000 to 1,500 sq ft. One oversized door, 50 feet of depth.
× 50′ deep
Reserve any two adjacent suites and drop the wall between them. Two 25s open into 50′ × 50′. Two 30s give the full 60′ × 50′. Mixed pairs work the same way, so a 30 beside a 25 lands at 55′ × 50′. Two doors across the front.
Building B is 100 feet deep, so two suites reserved back to back become one 3,000 sq ft pull-through, 100 feet long by 30 feet wide, with a door at each end. Drive in one side, out the other, and never reverse a trailer again. For a 40′+ RV or bus we recommend a back-to-back pair of 30′ suites, such as B-201 and B-202, or one of the five 20′ × 60′ pull-through suites, D-401 to D-405.
Pairs are not the limit. Any run of adjacent suites can be combined, in any mix of sizes, as long as they are still unreserved. Three 30s side by side make 90′ × 50′. Four bays in Building B make a 100′ × 60′ pull-through, the largest the plan allows.
Which combinations are possible depends entirely on what is still open when you reserve. Once the suite next to the one you want is spoken for, that pairing is gone. That is the practical reason to be early, not a sales line.
What reservation holders decide
- Suite size, and whether to combine into a double or a pull-through
- Position in the community – building, corner, proximity to the clubhouse
- First look at floor plans, sizes, and pricing before public release
Suite count, unit mix, sizes, and the availability of any particular combination are preliminary and subject to change as design and permitting progress. Combining suites requires that the adjacent suites be unreserved at the time of reservation, and combinations are limited to suites within the same building. Customization is subject to community guidelines, structural review, and local code. Nothing here is an offer to sell or a reservation of a specific suite.

What boat ramps are closest to Lakeside @ Lake Keowee?
Three launch points are within three miles: Sunset Marina (2.4 miles), Warpath Landing (2.7 miles), and the Mile Creek Park ramps (2.8 miles). All three are on the north end of Lake Keowee in Six Mile.
Is there a free public boat ramp near Six Mile, SC?
Yes. Warpath Landing at 276 War Path Rd is free, with three ramps and two courtesy docks, 2.7 miles from the community. Crowe Creek Landing, 4.7 miles north, is also free.
Where can I rent a boat slip on Lake Keowee?
Sunset Marina in Six Mile offers covered wet slips for boats up to 30 feet. Keowee Marina in Seneca licenses more than 250 open and covered slips on an annual basis and also offers dry storage. Private communities such as Keowee Key, The Reserve, and The Cliffs run marinas for their members, and slips there often have waiting lists.
Why keep my boat in a garage suite instead of a slip?
A garage suite keeps your boat out of the water and out of the weather, on its trailer and ready to tow, alongside your cars and lake toys. With three ramps under three miles away, launching is quick, and there is no slip waiting list to get through. Your suite is also deeded, so it is yours.
Will my boat fit?
Suites are planned at 20, 25, and 30 feet wide by 50 feet deep, so there is room for a boat on its trailer plus the vehicle that tows it. Tell us your boat and trailer length when you join the priority list and we will help you choose a size. Final plans are subject to change.
Where can I get fuel on the lake?
Sunset Marina in Six Mile, 2.4 miles away, and Keowee Marina in Seneca both sell fuel on the water.

Lake weekends and game days.
Motor-Vault Lakeside is also a perfect solution for Clemson University parents who visit often: keep a boat near the lake and store tailgating setups – grills, tents, coolers, cornhole boards – without hauling gear back and forth.
Will it fit?
Add what you own and the planner matches you to a Lake Keowee suite, including the combined and pull-through layouts that are only possible while adjacent suites are still unreserved.
Drawn to scale. Includes 2′6″ clearance around each vehicle.
Planning estimate only, using typical vehicle footprints and walking clearance. Sizes shown are the planned Lake Keowee mix from the 7 October 2026 site plan: 20′, 25′ and 30′ wide by 50′ deep, 25′ × 65′ and 20′ × 80′ deep suites, and 20′ × 60′ pull-throughs, plus combined layouts. Combining requires the adjacent suites to be unreserved. Mezzanines and lifts are owner additions installed after closing. Suite count and mix are subject to change.
Common questions.
Where is it located?
Between Taco Riendo Six Mile and Durham’s gas station, at the corner of SC 183 and SC 133.
Can I build a mezzanine or kitchenette?
Yes – units are mezzanine-ready. Customization options available within community guidelines and local code. These are not residential.
Can I combine two suites?
Yes, while adjacent suites are still unreserved. Any two adjacent suites open into a single space: two 25s make 50′ × 50′, two 30s make 60′ × 50′, and mixed pairs work too. Longer runs of three or more are possible while the suites are open. In Building B, which is 100 feet deep, two suites back to back become a 100′ × 30′ pull-through with a door at each end. Combinations are easiest to arrange before construction, which is why the priority list matters.
What can be stored?
Boats, luxury cars, RVs, motorcycles, ATVs/UTVs, trailers, lake gear, and tailgating equipment.
Is it secure and climate-controlled?
Yes – controlled environment and gated, camera-monitored access.
Ownership or lease?
Planned deeded ownership.

Garage suites for boats and toys near Lake Keowee and Clemson
People searching for boat storage near Lake Keowee usually find rented space by the month. A garage suite is a different thing: you own it.
| Storage unit | Garage condo | Motor-Vault garage suite | |
|---|---|---|---|
| You own it | No, rented monthly | Yes | Yes, deeded |
| Private space | Shared building | Yes | Yes, your own suite |
| Community and events | No | Sometimes | Yes, clubhouse and owner events |
| Lake and Clemson access | No | Varies | Minutes from the lake, about 20 minutes from Clemson |
Is a Motor-Vault garage suite the same as a storage unit?
No. A storage unit is rented space you share a building with. A Motor-Vault garage suite is deeded real estate you own, in a gated community with a clubhouse and owner events.
How is this different from a car condo or garage condo?
The ownership is similar in that you hold title to your own space. The difference is the community: Motor-Vault runs private monthly events for owners, and the clubhouse is part of the plan from day one, not an afterthought.
Can I keep my boat, RV gear or tailgate trailer there?
Suites are planned in six sizes from 1,000 to 1,625 square feet, from 50 to 80 feet deep. A 60 foot pull-through suite is the easy one for a boat: you drive in one side and out the other, with no backing. The 80 foot suites take one trailered boat with a vehicle or gear behind it, which is worth knowing because anything parked behind a boat has to come out first. [CONFIRM door heights before publishing.]
Where is it?
Six Mile, South Carolina, minutes from Lake Keowee and about 20 minutes from Clemson. The community is in pre-construction, so there is no street address to visit yet.
Is it built yet?
No. Lakeside @ Lake Keowee is in pre-construction and the site plan is with the engineer. Priority list members hear first when suites are released.
What does the priority list cost?
Nothing, and it commits you to nothing. It is how we share floor plans, sizes and the release timeline before anything is announced publicly.
